Genesis Homes is a four-story residential complex originally constructed in 1992 that is home to 150 families, a youth-focused community center, and an administrative building operated by HELP USA, a non-profit organization that develops permanent housing throughout the northeast. The grounds of the buildings, occupying a full city block in eastern Brooklyn, include a children’s playground and terraced landscaped gardens. The residence was in dire need of capital improvements, and UAI worked to design and plan its first major renovation.

As a fully-occupied building, the renovation work presented serious challenges. Through a carefully planned phased construction over 24 months with all tenants remaining in place, all bathrooms and kitchens were renovated, which required new finishes, plumbing and light fixtures, equipment and appliances, all which were selected to be sustainable and energy efficient. Upgrades included LED light fixtures to replace existing ones, improving the quality of light at reduced cost. New, more compact and efficient boilers and hot water heaters replaced existing systems. New windows were installed throughout the complex to replace the originals, greatly improving thermal comfort and all façades received major repairs to replace deteriorated brick and mortar. A new roof with increased insulation was installed and roof exhaust fans replaced. Handicapped accessibility was improved with the renovation of two ramps and the automation of the main entry doors and a new fire alarm system was installed. This much-needed building overhaul served to make the residence a more comfortable and safe place for families to raise a new generation of Brooklynites, in spaces that they can be proud to call home.
