Lynn's Place

Lynn's Place is a new construction project co-developed by Unique People Services and The Housing Collaborative, with a mix of 69 efficiency and two-bedroom apartments in a 7-story with cellar building. The project includes amenities such as a large community space and program offices in the cellar, a roof garden at the seventh floor roof terrace and a landscaped rear yard with a sunken courtyard.  All units will be affordable to individuals and families earning 60% or the area median income, with 20 efficiency apartments designated for people with a history of homelessness and mental illness.  

The project implements green design features including super insulated cavity walls greatly reducing temperature gains and losses above standard code requirements.  Photovoltaic solar panels are planned for the project to run lighting in public halls and communal spaces. Energy star lighting fixtures and appliances are employed throughout, as well as low-flow toilet, lavatory, and shower fixtures to conserve energy and water. Selection of finish materials call for healthy materials that do not emit gases, are renewably produced, recycled, and produced within a 500 mile radius of the New York City as much as possible.  The building will comply with Enterprise Green Communities’ Criteria and NYSERDA’s Multifamily Performance Program.
