These two existing 5-story new law tenements located in the theatre district of Midtown Manhattan were combined and renovated to create a 111-unit single room occupancy building with a carefully restored brownstone façade, new elevator and shared amenities. Single-room occupancy buildings have been much maligned over the years but new approaches to the city’s housing crisis have come to recognize that these microunits do have a role to play in providing stable and safe housing for the residents of New York City. Stardom Hall is named in tribute to many of the longtime tenants, who work in the entertainment industry and nearby late-night businesses.

All tenant units were fully renovated in a phased construction sequence, and the smallest existing rooms were combined to create larger one-room units. Each renovated unit includes a mini-kitchenette with built-in cabinets, an under-counter fridge and wall-mounted microwave as well as a kitchen sink and countertop work surface. Additional thermal insulation was added to the exterior walls to keep the rooms warmer in winter and cooler in the summer. Existing shared bathrooms were renovated, providing all new plumbing fixtures and finishes, and several additional bathrooms were added, including a fully-handicapped-accessible bathroom and several enlarged bathrooms. Flooring and floor framing was replaced throughout the building, eliminating long-term problems with sagging, leaks and tripping hazards. One ground floor unit was removed to add a security / concierge desk plus a small lobby space with a centralized location for mailboxes adjacent to the new elevator. This elevator facilitates access to all floors and a wheelchair lift providing handicapped access from the street to the ground floor ensures that entry to the building through the new main lobby is barrier-free. Other new amenities for the building are a trash chute (and associated compactor room), a fully-equipped laundry room and an intercom system allowing communication with all units from the entry lobby.

The building’s electrical system was upgraded to allow the full use of electrical devices and appliances. A connecting passageway was introduced at all floors between the two buildings, allowing easy access to the elevator for all tenants and reducing reliance on the fire escapes in the event of a fire or other emergency. The fire stairs for each original building were fully rebuilt as steel framed stairs with fire-rated enclosures. No longer reliant on fire escapes, the front façade could then be fully cleaned and restored. A new rooftop boiler room houses new energy efficient boilers while a new sprinkler system and sprinkler alarm system covering the entire building was installed, bringing fire safety to modern requirements. A new roof, added above the existing roof, reduced heat loss and eliminated damage due to persistent leaks. The renovated cellar space houses program offices for supportive services which also include a group meeting room and a large community room. Fully-handicapped accessible public bathrooms and water fountains will serve these spaces, with new tile, flooring and partitions throughout.
