778 Myrtle was developed by IMPACCT Brooklyn, a non-profit community development organization active in in the neighborhood for over 60 years. The building rises 9 stories on a 75-foot-wide lot on Myrtle Avenue, providing a mix of 60 affordable and supportive housing apartments at a range of affordability levels. Of the apartments, 36 studio units are set aside for single chronically homeless residents, aged 55 and older. The new building includes a rooftop garden on the 9th floor that provides an expansive view of Brooklyn with the skyscrapers of midtown Manhattan in the distance, as well as cellar program offices for the supportive services and common space connected to a sunken courtyard. A landscaped rear yard with southern exposure provides additional space for tenant recreation and the theme of connection to greenery and nature is carried through the warm, natural tones of the interior color scheme and lobby design. A large commercial space on the ground floor will provide activity and amenities for local residents along this stretch of Myrtle Avenue.

Constructed with funding from New York City Housing Preservation Development, NYS Homes and Community Renewal and with grants from NYSERDA, the building represents the culmination of many years of effort from IMPACCT Brooklyn and their project partners. The support of local elected officials and community groups was essential to making the project a reality. The exterior envelope of the building was developed in brown and tan brick, detailed to echo the color and human-scaled texture of area brownstones and exude stability and permanence for its residents. Designed with energy efficiency and resident comfort at the forefront, the building systems include an energy recovery system to minimize ongoing utility costs while providing a comfortable interior environment. Large energy efficient windows bring daylight into the apartments and provide tranquil and pleasant interior spaces.

The laundry room and community room for the residents both open directly to the exterior, offering a connection to nature and the environment. The main building stairs opening off the lobby are made visible with fire-rated glass to encourage residents to use them in place of the building elevators, fostering health and wellness. Additional common areas include a lobby lounge area and computer room to provide ample opportunities for residents to interact and take advantage of IMPACCT Brooklyn’s robust community support activities. As part of this nearly fully electric building, a rooftop solar array provides on-site energy generation, reducing the on-going operational expenses of the building.
